LATEST LOCAL NEWSCoastal walks of Andalucia – a new book Part Ownership owners who spend several weeks each year on the Costa del Sol will be interested to know that a new book called "Coastal walks of Andalucia" by Guy Hunter-Watts is now available. There are many interesting walks and areas included in the book which many of our shared ownership owners will wish to explore. For example is takes you up to the top of La Concha mountain from which you will get the most spectacular views along the coastline including Gibraltar and the north African coastline as well as fantastic inland views. The walk up La Concha is one of the more adventurous walks in the book although well within the capability of most people enjoying good health and who are regular walkers. Other less strenuous walks along the coast line but never the less enjoyable will be found in a book which is a must for part owners who like to walk rather than travel most of the time by car. "The Only Way is Essex" Marbella Special It is rumoured that another Special of the TV hit series "The only way is Essex" will be made in Marbella. Star of the series Sam Faiers has confirmed that this Special is a possibility and confirmed that all the cast are looking forward to this. She is reported to have asked producers to introduce more sexy men into the show including perhaps somebody like a hands on builder. Any of the Part Ownership owners visiting the Costa del Sol when the filming is being done there and who feels that they qualify under this description might like to see if there are any parts as extras available. We will keep our shared ownership owners abreast of any developments if and when any dates have been arranged for any filming in the Marbella area. Flamenco Festival in Jerez The annual Flamenco Festival is again underway in Jerez. Only a few days remain but Part Ownership owners who have not managed to make it in previous years would find a visit very well worth the journey – an overnight stay would be sensible. It is one of the best Flamenco festivals to be found in Andalucia and is frequented by many of the best known international stars and works very hard to produce new and very colourful shows each year. If shared ownership owners feel the desire to join in there are courses and workshops being held during the period of the festival to not just provide the skills needed but also the confidence to have a go. Andalucian Golf Open Thursday of this coming week sees the start of the Andalucian Golf Open to be held at the Aloha Golf Course close to Marbella. Golfing enthusiasts with Part Ownership apartments at La Quinta Golf course will only have a very short drive to the neighboring Aloha Golf Course in what is known locally as "Golf Valley" whilst those at El Presidente are only a 10 to 15 minute drive away. Some of the best golf courses in the whole of Spain can be found in the Costa del Sol and in particular near Marbella and shared ownership owners with homes stretching from Mijas to Estepona and beyond can enjoy these courses all year round with winter temperatures often as good or better than late spring/early summer temperatures in the UK. Many of the world's best golfers will be at Aloha this year with Europe now having many of the top ten golfers this should be an event not to be missed. New film about Picasso to star Antonio Banderas Malaga's Antonio Banderas who was born close to where Pablo Picasso was born in Malaga on the Costa del Sol is to portray the life of Picasso in a film to cover a period in which the masterpiece "Guernica" was produced. It will also focus on Picasso's relationship with his French artist Dora Maar, his lover. Part Ownership owners who have not been to the Picasso Museum in Malaga would find a visit to see some of the works of this world famous artist well worthwhile. As a locally born artist Pablo Picasso is very much a local hero of which Malaga residents are justifiably proud. Owners of the shared ownership properties in the Costa del Sol will find Malaga to be a surprisingly beautiful city with many attractions apart from the Picasso Museum. A full day visit is highly recommended. Spain sparkles in Malaga - Spain 5 : Venezuela 0 Part Ownership owners on the Costa del Sol had a golden opportunity recently to see The Football World Champions and the World Cup Trophy, when the Spanish national team played Venezuela on 29th February in Malaga, the Costa del Sol's provincial capital. In Spring-like weather this was Spain's last international friendly before the European Championships this summer. The Spanish squad showed its strength in depth including the Valencia striker Roberto Soldado who scored a hat-trick. Many of the Part Ownership Group co-owners are now finding that whilst their main support will be for England in the Championship they are also supporting Spain and hope for an England v Spain final. Mega yacht being serviced in Malaga Paul Allen, co-founder of Microsoft and partner of Bill Gates has chosen the port of Malaga as the base for his yacht "Tatoosh" while it undergoes maintenance works. By the time it departs, the luxury yacht, which can carry two helicopters, will have spent a small fortune on mooring fees alone, not to mention feeding the reported 25 people on board. Part Ownership owners who like to wander along marinas looking at super yachts will also want to visit Puerto Banus where is a large array of yachts both big and small as well as a good selection of designer shops. Marbella and Puerto Banus are both close to Los Arcos de la Quinta and El Presidente where the Part Ownership Group have shared ownership apartments. More pedestrian streets in Fuengirola Part Ownership owners in apartments in Mijas will no doubt be pleased to hear that there are additional areas of the Fuengirola town centre being fully or partially pedestrianised. The work is scheduled to be completed in time for the Easter break and is part of a greater plan to make the centre of Fuengirola a much more pleasant place in which to walk and relax. Chinorros Square, the centre of the pedestrian works has in recent years become a favourite meeting place with its restaurants, cafes, bars and boutique shops. Fuengirola is a few minutes drive from the shared ownership apartments at Cerrado del Aguila in Mijas and is frequently visited by the Part Ownership Group owners for shopping and eating. New Municipal Creche in Estepona A new Child Care day centre is shortly to be built in the Parque Central with building work starting this week. It is anticipated that the new centre will be open in September 2012 and will be a very welcome addition to the Child Care programme in the area. Estepona, where the Part Ownership Group have their shared ownership apartments at Casares Costa and where new properties will shortly be acquired has become a popular destination for the holiday and home ownership market and whilst property is still less expensive than in the Marbella area the differential is rapidly reducing. The Child Care centre whilst more for permanent and long term owners will be of interest to those owners in the part ownership properties who acquire substantial proportions of the properties benefiting from the very generous discounts for multiple purchases. Chinese buyers boosting property market in the Costa del Sol There has been a sharp increase in the number of Chinese buyers of properties in the Costa del Sol with the new wealth of the Chinese seeking new investment opportunities. This should help to improve prices for the market over the next year or two Part ownership will undoubtedly benefit from Chinese investors looking to spread their investment over a number of properties and looking to improve their returns. Owners in the Part Ownership Group should see their investment value improve over the same period as property prices grow. The Chinese are particularly interested in investing in Europe which they see as a stable environment for their money in the long term and Spain and in particular the Marbella area of the Costa del Sol will benefit from this being a prime property investment area attracting buyers from all round the world. The Costa gets ready for the exodus from Britain during the Olympics The Costa del Sol wants to become a refuge for the British who flee from London during the Olympic Games, which will take place from 27th July to 12th August this year. The exodus of Britons will start in June when the effects first begin to be felt, such as the stricter security measures which accompany the Games. This is exactly the profile of the British tourist who sees the Costa del Sol as an ideal place to relax and enjoy the good climate. Spanish national rugby team defeat European champions THE national Spanish rugby team played their first game in the European Nations Cup on Saturday, 11 February, in Madrid, against the reigning champions, Georgia. Georgia, who are ranked 14 in the world (just below Scotland, 11, and Italy, 12) and who won last year's European Cup, were expected to run out easy winners against Spain who are ranked 22 in the world. However, Spain are beginning to show why they are being recognized as one of the stronger European nations outside of the six nations, and they won convincingly with a 25-18 victory after having led 18-8 at half time and now lead their group. In Andalucia and on the Costas, there is a thriving rugby community with teams competing in the Andalucian League with teams all the way down the coast including Almeria, Motril, Granada, Jaen, Velez-Malaga, Marbella, Sotogrande, Gibraltar and Algeciras, as well as San Pedro the home to the El Presidente Part Ownership Group of holiday homes. Regional newspaper celebrates 75th birthday “SUR” the regional newspaper for Malaga Province and the Costa del Sol, has been printed in Malaga since 1937 and the “birthday” is being celebrated in central Marbella with a display of front pages over the years. “SUR” is also the parent of its weekly counterpart SUR In English aimed at the English speaking residents and visitors, which has also proved most successful. Sur in English is recommended reading for shared ownership owners in the Part ownership Group visiting their homes from home with its roundup of local, regional news, information and places of interest. This publication is a useful additional source of information apart from the web site and the provision of information available to owners from our local office near Marbella. Ancient Gold Jewellery on display in Seville Although discovered as long ago as 1958 close to Seville the “Carambolo” Treasure of 21 gold jewellery pieces dating back to the Phoenician period has only very recently gone on permanent display in the Archaeological Museum in Seville. Whilst a long journey for part ownership owners in the Marbella area it is apparently well worth the effort to see the exceptional well preserved gold items on display. The exhibition not only looks at the discovery of the gold pieces but other treasures found locally and the area of Carambolo. Shared ownership owners in the Part Ownership Group will find plenty of other things to do in Seville which is one of the most beautiful cities in Spain and well worth a visit in its own right and an overnight stay is probably sensible. The Costa del Sol Elite Collection The Costa del Sol is promoting its “upmarket” image through the local tourist board with Marbella being the main beneficiary. This will be very beneficial for Part Ownership Group in selling their “upmarket” properties by way of shared ownership (also called fractional ownership) in that the aim is to provide quality beach clubs, excursions and many other top of the market facilities. The Marbella area has for many years been looking to attract the very best of the tourist visitors and buyers coming to Spain by improving the infrastructure, facilities, security and this is an ongoing commitment. The properties acquired by Part Ownership Group have all been part of the quality that is found in the Costa del Sol and future acquisitions will be sourced on this basis. Thinking of getting married in Spain whilst staying in your Part Ownership apartment? A local photographer, Sheila Roberts, who has recently started a new business in the Costa del Sol is offering anybody getting married there free wedding photography for a limited period to launch her business. A freelance professional photographer for some 15 years, she is looking to break into the local market and sees this as a way of generating new interest. Whilst few of the shared owners in the Part Ownership Group will be looking to take advantage of this themselves, they may well have children or friends who may wish to get married whilst staying in their shared ownership apartment particularly if this is at a time of year when the weather is so much better than in the UK. Marina expansion near Malaga given go ahead Boating enthusiasts among the share ownership owners of Part Ownership Group will no doubt be pleased to hear that the expansion of the Caleta de Velez marina near Malaga has been given the go ahead. This will increase the number of berths from the current level of 277 to 791 once the work has been completed. The leisure facilities will also be improved with an increase of 100% in the area designated for leisure and fishing. As long as there is considered to be no impact on endangered species in the location the work should get underway later this year and take 2 to 3 years to complete. Part Ownership Group are looking at the concept of fractional ownership of boats to add to their shared ownership of properties as most owners can only use boats for a limited part of a year as in the case of property. If this is of interest please let the company know through its web site www.partown.co.uk Costa del Sol cave found with world’s oldest art A cave in the Costa del Sol has been found with paintings believed to be over 40,000 years old. The images of seals are believed to be painted by Neaderthals were found in a cave near Nerja north east of Malaga. Part Ownership owners owning shares in apartments near to Malaga will however not at this stage be able to visit to view the paintings as scientists are testing them to determine more accurately the age and origin. Neanderthal man lived in caves in the area up to 30,000 years ago before becoming extinct. Previous are work found in caves has previously been attributed to the later homo sapiens so this find is potentially very exciting. One of the reasons the shared ownership method of selling has become so popular in the Costa del Sol, apart from the glorious weather and the numerous golf courses is that there is so much to see and do all the year round. Having difficulties deciding where to eat when in the Costa del Sol? A new web site, www.diningsecretsofandalucia.com, will be a new means of shared ownership owners in Part Ownership Group finding new restaurants to eat in whilst staying in their fractional ownership apartments in the Marbella area and other parts of the Costa del Sol. The new web site uses contributions from food critics as well as customers and visitors to Spain to keep the site fresh and up to date and will include good value, family friendliness and other factors in assessing different restaurants which will range from the expensive to under 10 euros a head. The secret part of the web site address is the finding of some restaurants that would not normally be found or visited by property owners and visitors alike and it is hoped that new restaurants will be added as customers put forward names for inclusion. Part ownership owners are kept up to date by the Part Ownership Group of restaurants local to their apartments which are known to the local population rather than perhaps the tourist market and where it is possible to get excellent food at very realistic prices. Formula One Racing Teams in Andalucia Racing enthusiasts amongst the part ownership owners in The Part Ownership Group in the Costa del Sol and Andalucia will be interested in the Formula One Racing practice sessions currently being held in Jerez where the Red Bull and McClaren teams amongst others are currently testing out their 2012 cars. As well as Lewis Hamilton, Jenson Button of McClaren and Mark Webber and Sebastion Vettel of the two leading teams local favourite, Spains Fernando Alonso can be seen practicing for the new season. This annual event, which is very important to all the racing teams concerned, gives an early indication of the likely front runners for the drivers and constructors championship for 2012 and will no doubt be visited by some of the owners of the Part Ownership Group currently in the South of Spain. Marbella Hotel wins top award La Villa Marbella has won the award as the Top Hotel for Service at the International Tourism Trade Fair in Madrid. As well as winning the top award in Spain it has been voted fourt best in Europe and seventh best in the world for service. Part Ownership Group are always looking for good hotels to accommodate their guests on inspection visits to see the shared ownership properties in the Marbella area. The visits are free of all pressure which potential part ownership buyers appreciate and with a good quality hotel to stay in during their visit will generally mean a very pleasant and rewarding stay. The La Villa Marbella Hotel has concentrated on providing a superb service to its guests in the accommodation and the restaurant with many visitors writing good reports on travel and hotel web sites. Famous Russian buyer in Marbella? It is rumoured that Vlaimir Putin could be interested in buying a luxury villa in the exclusive resort of “La Zagaleta” near Marbella where a number of famous people have purchased including Hugh Grant and the former mayor of Moscow, Yuri Luzhov. It is not easy to buy at La Zagaleta as some well known personalities have discovered with existing residents able to veto possible purchasers. It is rumoured that even David Beckham was not permitted to buy. La Zagaleta is in the well known area of Benhavis, close to where The Part Ownership Group have some of their shared ownership properties at El Presidente and La Quinta. Benhavis village has a number of excellent restaurants and is well worth a visit to see the scenery during the day or to eat at night. Whilst the rumours of the famous possible buyer are not yet substantiated many famous people from the film, sporting, political and commercial world can regularly be seen in the Marbella area. Going green at Malaga Airport Part owners of the Part Ownership Group arriving by air at Malaga Airport will soon notice a much greener feel to the Airport and its surroundings. Monies are being made available to add landscaping to various parts of Malaga Airport following the building of the new terminal building, runway and car park. Landscaping will be added to the land running alongside the new runway as well as the access areas with gardens planned close to the access road from the north and the open spaces around buildings and other parts of the airport. A new green irrigation system will be incorporated in the scheme. The new runway is due to come into service shortly although at the date of this news item no specific date is known. Olympic tickets available in Spain Part Owners of our part ownership properties in Spain who have not been successful in applying for tickets for the Olympics in London later this year may be interested to know that it is possible to buy tickets from outlets of FNAC in Spain. For our shared ownership owners in Mijas, the Marbella area and beyond there is an FNAC in La Canada on the outskirts of Marbella. Tickets can be purchased over the counter and it is believed that there are still tickets available for some of the more popular events. Whilst the system in the UK is very much a lottery with only a small number of applicants getting the tickets that they really wanted, the system in Spain as in other countries is different in that you can choose from what is available by simply going into FNAC and asking. Costa del Sol crime falls for the fourth consecutive year Break-ins and robberies as well as other crimes have fallen in the Costa del Sol for the fourth year in a row which is good news for part owners of our part ownership properties stretching from Mijas through to Estepona. Security is a prime consideration when the Part Ownership Group chose a particular location with several of our locations having 24 hour security. The crime rate in the Marbella area has fallen by around 15% over the past three years with last year in particular showing a sharp fall. Burglaries of private homes has fallen by over 15% in the same period. This is a result of additional police resources being provided to fight against theft and break-ins of people’s homes and this has resulted in the Costa del Sol and in particular the Marbella area becoming one of the safest places in the whole of Spain. One of the many advantages of shared ownership is that the properties are not left empty for long periods as owners arrive and stay on a very regular basis. This keeps your property extra safe and secure. Mijas celebrates Chinese Year of the Dragon Mijas where the Part Ownership Group have one of their shared ownership locations celebrated the Chinese New Year (this year being the Year of the Dragon) at the Hipodromo, the local horse racing course, on Sunday with over 3,000 people attending. Part Ownership Group keep their part owners informed by regular news letters of up coming events so that if you had been a part owner (sometimes referred to as fractional ownership) you would have known about this and been able to attend. Chinese New Year actually began on Monday 23rd January with celebrations lasting over several days. There are many Chinese in the Malaga area who no doubt joined in the Mijas celebrations but many more were British owners of properties in the Costa del Sol as well as visitors to the area. Spain is trying to foster a better commercial relationship with China and Mijas and Malaga in particular are hoping to get more Chinese tourism as well as trade for the area. Adalucia – Costa del Sol wins “Best Stand” at “Fitur” in Madrid In its’s 32nd year and one of the world’s largest tourism fairs “Fitur” was opened by Prince Felipe and Princess Letia (Spain’s future king & queen), together with Spain’s minister for Industry, Energy and Tourism José Manuel Soria. The Andalusian section of the exhibition attracted an unscheduled stop by the Royal couple, thanks to the persuasive powers of Malaga’s mayor Francisco de la Torre and Elías Bendodo head of the Costa del Sol´s tourist board. The royal couple left with a few souvenirs including Malaga Football Club badges. The president of Andalucia’s regional government in his speech confirmed that 2011 was a good year and highlighted the increase in British tourists of about 8%. Together with the recent increase in the value of the pound against the Euro, this bodes well for Part Ownership Group and their sales of affordable shared ownership shares of prime properties in the Costa del Sol, as the logical alternative to timeshare and outright ownership of a second home in the sun. San Pedro Tunnel nears final completion One of the last bottlenecks on Spain’s A7 Mediterranean coastal highway between France and Portugal is about to disappear. After decades of local and regional political infighting, the major works on the tunnel just West of Puerto Banús and Marbella are nearing completion. The tunnel itself is complete and the finishing touches, signage, road surfacing etc. are due to be finished this Spring, well in advance of the 2012 main summer season. Part Owners of the Part Ownership Group in this western part of the Costa del Sol will not only enjoy the uninterrupted through traffic flow, but local residents and businesses will breathe a huge sigh of relief. The upper part of the tunnel will also create a new boulevard or linear park which will be landscaped at some considerable expense by Marbella’s Local Authority to create another amenity. Malaga to benefit from Saudi Arabia buying high speed trains from Spain On 14th January 2012 in Riyadh, the contract was signed between Spanish ministers and Saudi officials to design and supply 35 latest technology, high speed AVE trains, at a reported cost of nearly 7,000 million Euros. The new high speed rail line of some 450 kilometres will link the holy cities of Mecca and Medina. The contract is the result of a 2 year process where the Spanish were one of various bidders and includes a 12 year maintenance contract. Some of the works will be undertaken in Málaga some fifteen to twenty minute drive from where Part Ownership Group have one of their shared ownership property locations, in Mijas. Spain now benefits from one of the most extensive high speed rail networks and Spanish representatives are apparently also in discussions with Rail Authorities in the United States. Tourism in Andalucia and Costa del Sol provides record income for area A record level of Foreign Exchange of over 700 million euros is now being earned from tourism in the Andalucia area which includes the Costa del Sol where Part Ownership Group have a number of different locations with part ownership (fractional ownership) properties currently available for sale. Much of the increase comes from British tourists and owners of property in Spain which saw an increase of over 50,000 visitors from the UK in October 2011. Andalucia is second only to Madrid in tourist spending and has seen in October an increase of 12 per cent over the same month in the previous year with over 700 million euros being spent by visitors in that month – over 15% of the total for the whole of Spain. New Ring road opened around Malaga The new outer ring road of Malaga has now been opened for over a month. Whilst this will not directly benefit our part ownership owners getting to their shared ownership holiday homes from the airport it will be of significant benefit for owners and visitors who wish to go to Granada, Seville or any other locations the other side of Malaga from our part ownership properties. The road which, if you are coming from the Marbella area towards Malaga and the airport divides into two with one part going towards the centre of Malaga and the airport the other part branching off towards Granada, the north of Malaga and beyond. Malaga Wetlands bird numbers on the increase Visitors to the area as well as owners of our part ownership properties probably do not realize that there are a large number of wetlands in the Malaga area, a relatively short distance from our properties in Mijas and easily reachable for a day out from our other shared ownership apartments. In the past year the number of birds has virtually doubled with over 50 different species including flamingos to be seen. Spain’s largest lake at Fuente de la Piedra accounts for over half of the wetland birds where at times there are in excess of 5,000 flamingos and some 30,000 other birds present. Other birds that can be seen include white headed ducks - native to Spain and on the endangered list, Mediterranean gulls, coots and cormorants. San Pedro Road System Visitors to the Marbella area in 2011 if travelling along the road past Puerto Banus and through San Pedro to where Part Ownership Group have their part ownership properties at El Presidente will have seen major road works with temporary through roads in place of the old road. This is because, to relieve the traffic congestion that occurred at regular intervals whilst travelling on the main coast road through San Pedro, a tunnel is being constructed underneath San Pedro which will improve the traffic flow considerably. The tunnel is now nearing completion and it is hoped that this will be fully opened and usable by the Spring. This will not only improve access to El Presidente but also benefit the part ownership apartments at Los Arcos de la Quinta. It will also help to improve access to many of the Costa del Sol golf courses from both resorts. The Spanish National Football team to play friendly in Malaga The Spanish National football team are scheduled to play a friendly against Venezuela in Malaga on 29th February this year. This is likely to be the last friendly game for the current world champions before the European Championship. Malaga football club who are in a good position in the Spanish league “La Liga” is a short distance drive from the apartments at “Cerrado del Aguila” at Mijas currently being marketed for shared ownership by the Part Ownership Group and also easily reachable from the other holiday homes available in the Marbella area. New Ecopark on outskirts of San Pedro Owners in our Part Ownership apartments at Los Arcos de la Quinta and El Presidente along with visitors, residents of property in Marbella and holiday home owners will be pleased to hear that the new Ecopark “Parque de los Tres Jardines” on the outskirts of San Pedro will shortly be opened. It has taken 4 years to create and comprises some 9.5 hectares (about 24 acres) of green parkland and has cost over 5 million euros to construct. The park includes over 22,000 plants including palm trees and many tropical plants and not surprisingly incorporates solar energy systems as well as recycled water for irrigation of plants. There are plenty of areas to walk and relax and there is also a games area. The Three Kings bring Spring Weather to the Costa del Sol The 6th of January is a National Holiday in Spain to celebrate The Three Kings (3 Wise Men) bringing gifts for the baby Jesus. On the evening of 5th January towns and villages hold magnificent processions with The Three Kings and courtiers waving and throwing sweets for the crowds. In seaside towns and cities The Kings often arrive by sea and this year for our owners of our part ownership apartments at El Presidente and Los Arcos de la Quinta who were in occupation they would have seen them arrive in San Pedro by helicopter!! This year The Three Kings brought Spring-like weather to the Costa del Sol with temperatures reaching a 30 year record of 26ºC (79ºF), enabling our shared ownership owners along with owners of property in Spain to enjoy some serious sunbathing on the beaches or round the swimming pools as well as strolling on the promenades. Spanish children also traditionally receive their presents on the 6th of January (twelfth night), although many families have been influenced by “Father Christmas” so Spanish kids now often get something on Christmas day as well. Mourinho “wants UK return” As recently reported by much of the Spanish press and by “the olive press”, one of the English newspapers produced in Southern Spain, JOSE Mourinho has said he wants to return to the UK premiership. The Real Madrid manager insists “his passion is in England” as he vowed to make a return. While insisting that he was “very happy” in Madrid he said to the BBC: “Get me a club in a couple of years.” The Portuguese manager has long been linked with taking over the reins at Manchester Unit when Sir Alex Ferguson retires. Sadly perhaps for Jóse, Sir Alex shows no immediate signs of going anywhere. England Football squad to stay in Marbella area England football manager Fabio Capello, recently announced "a treat" for his squad. In May this year they will all be off to Marbella in Southern Spain´s Costa del Sol. Fabio himself owns a lovely villa at the upper part of "La Quinta" golf resort and residential area on the western outskirts of Marbella, often called "Golf Valley" and just inland from the renowned marina Puerto Banús with its splendid shops, quay-side restaurants, bars and nightlife. In the valley below La Quinta is a specially built training facility with practice pitches and gymnasium often used by professional football teams, so the squad won't just be enjoying some golf or relaxing by the pool! The focal point of "La Quinta" is the magnificent 27 hole (3 x 9 holes) golf course, splendid club (open to all), spa and 5 star Melia Hotel, where some of the England players may be staying.
